Buying a Condominium in Brandon Florida
A condo (short for condominium) is a large property that is
divided and sold as individual units. The owner also owns a
portion of the common areas. Most condos have a
monthly fee that covers insurance and maintenance of the common
areas. Condo fees sometimes cover valet garbage (bags picked up at
your door) and some utilities such as water and basic cable.
The more amenities your community has, the higher the fees.
Often people are afraid of the monthly fees but it's very likely
that the maintenance, homeowners insurance, landscaping, trash and
increased cost of property taxes, utilities and garbage pick-up
will run you as much or more.

What's the difference between a
condo and a townhouse?
Condo owners hold the title to the unit but not the land.
This allows the units to be stacked on top of each other and
units are usually contained on one floor. Town homes are
connected horizontally, usually as a two-story unit, and the
owner holds title to a portion of the land.
In a town home, you could have the ability to add a lanai, deck
or other outdoor living space such as a small pool (not very
common) if the association allows it.

Can condo owners have dogs?
Yes! Association rules vary so you should check on this
before buying a condo. Some condos only allow dogs up to a
certain weight and could disallow certain breeds such as
Rottweilers or Pit Bulls. However, many condos allow all
types of dogs.

Will I be informed about all the
association rules before I buy?
Yes! Its a law that anyone planning to purchase a
condominium be allowed to review the condo docs before purchase.
Once these documents have been received, the buyer has a 15-day
rescission period on a new development and a three-day
rescission period on a resale.

What is a condo conversion?
A property, typically an apartment building, is legally
subdivided to sell each individual unit. Usually the units
get remodeled and sold as new at a lower cost than a building
constructed as a condo at conception.
The main difference could be in the walls. Majority of
apartment buildings interior walls are constructed of wood,
where as condos are usually constructed with cement block
between units. This is a higher cost to the buyer but
limits noise.
